About Ahuja Group

Ahuja Constructions has been in business since the last 30 years (1982). They have developed 43 projects of approximately 2.5 million sq ft and around 2,760 units from Bandra to Borivali, Chembur to Mulund and Navi Mumbai. The Ahuja Group are involved in all types of projects such as Redevelopment, SRA, etc. They have a reasonable amount of Goodwill in the market for completing projects. Moreover, within the last few years they have diversified into higher end construction such as Dunhill in Bandra, Ahuja Towers in Worli, Townships in Ambarnath, etc.

Ahuja L’Amor – Project Basics

Ahuja Lamor is a SRA project. It is a joint venture between BBJ Worldwide and Ahuja Constructions. BBJ has two buildings and Ahuja has two buildings each individually sold. Ahuja Lamor is sub divided in two wings – A and B. The total structure will be approximately 36 floors. There are 14 levels of automated parking. There will be high speed elevators along with amenities on the terrace level of the building.

Ahuja Lamor – Location

Ahuja Lamor is located in Oshiwara between Link Road and SV Road. This location will soon be known as Lokhandwala Extension. There are several new things that are in the pipeline and nearing completion. The most important is the Jogeshwari Flyover and the Oshiwara Train Station. Andheri Link road is also close by which connects you to the restaurants, movie theaters, malls such as Infinity Mall and offices located in Andheri. Lokhandwala Complex is just 5 minutes drive.

Ahuja Lamor – Current Project Status

The SRA buildings are ready. Construction of the sale buildings is going on full strength. CC has been obtained up to the 18th floor & IOD up to the 28th floor. Construction has been outsourced to Capacite.

Ahuja Lamor – Project Pros

Pricing: The pricing of this project is unbelievable. There are no projects in the vicinity that can even match Ahuja Lamor’s price let alone beat it.

Amenities: The amount of amenities promised are several. It is a large scale project which is at par with the current standards demanded by the end consumer. It is necessary to provide as many amenities as possible in a project of this level.

Consutruction: At inspection of the project, the construction quality was on the higher end. Capacite does good construction with all the under construction projects that they take up. They seem to be making a good name for themselves in the construction industry.

Apartment Size: The carpet size of the apartments are larger as compared to the other new construction projects that have been coming up lately. The floor plan also accommodate for good living.

Open View: Once the project will be completed. Apartments all throughout will most have open views. Currently there are no large sized complexes anywhere within the vicinity.

Upcoming Improvements: The up coming Oshiwara Train station will be just a few minutes away. The Jogeshwari flyover will make it easy to connect to the western express highway. Both of these public amenities are close by.

Ahuja Lamor – Project Cons

Location: It is on a busy street. There will be some noise that will have to be tolerated. It is something that you have get used to as a part of urban living.

Cemetery: Indian mentality is very prone to superstition. The project’s location next to a cemetery creates some level of doubt in the hearts of the average Indian buyer. It is something that one will have to live with if they do purchase. However, I doubt that it will be visible from the higher floors.

SRA: This is a Slum Rehabilitation Project. End users for some reason hesitate to get into such projects. However, the slum dwellers have been relocated in a building with a separate entrance and exit. It is also a few meters away from the sale building.

Project Time: Due to the scale of this project it will take at least another 3 to 4 years for it to be completed developed. Possession will be handed over in 2018 which is 4 years from now. From an end users point of view it will take some time before he/she will be able to enter his new home.

Should You Invest?

yes-smallA 100% YES! Ahuja Group constructs good buildings and deliver mostly on time. All the approvals have been acquired. The pricing of this project is amazingly cheap. Ahuja Group has factored in the various negative of their project. The apartments are spacious as compared to other new construction projects. You have access to many amenities. The apartment views will be open. The public amenities and the complex will most probably be completed at the same time. It will be a good complex to raise a family. Renting out your apartment in this complex will not be difficult. Oshiwara is very affordable.
