About Omkar Developers

It technically comes under Kurla West, right after crossing the Mithi River on BKC Road. Make the first right after Equinox Realty, Essar Group Building junction. The train station is also few minutes away, mostly within a minimum taxi or rickshaw fare.

There is an absolute starvation of quality residential flats at affordable rates in this area. The other comparable projects are in the heart of BKC and are mostly large, luxurious and aimed at the premium market. This is the first one which has actually hit the market with it’s affordability. The starting price for their 2 BHK and 3 BHK apartments is well in the common working man’s reach. It is also affordable for first time investors who have gathered courage to finally enter into the Mumbai real estate investment.

Work is going on in full swing. On the last visit, they were almost done with the basement. The location is amazingly close to BKC. The only thing you have to do is cross the Mithi River Bridge, which is less than a kilometer away and you are there. Omkar is promising an early delivery date of 2016, which means for investors, they will be in a position to turn around their investment in less than 3 years.

Omkar Meridia – Project Cons

Not really sure if the project will be completed in a span of 24 months. The average time for such large scale projects is normally 36 months. This taking into account the standard delay in the industry. The biggest positive of the project is also it’s biggest negative. It is an upcoming location. The lane that goes in the opposite direction is filled with the old school scrap stores. It is a very congested area, with trucks and cars blaring sounds. Although it is a few minutes away, approximately 1 1/2 km but still could be a deterrent to some of the end user or first time investors.

Buy:

I would say Yes. The builder reliability is good. The location is upcoming, If you have finally gathered the guts to get into Mumbai’s real estate investment market, then this could be your first foray. Like most other upcoming locations, this would be the one to watch and see over the next coming years. The possibility of success and greater returns is strong in this project.
