The building structure is complete. The internal finishing work is going on in Wing B. Rustomjee has applied for the Occupation Certificate (OC) of Wing B. The old society members have already started shifting in Wing A. Everything seems to be on schedule.

Location: The location is very ideal. It is located off main road, in a quiet section. This is an added bonus point. The western express highway is 5 minutes drive which connects you to North Mumbai suburbs of Maladm Borivali, etc to South Mumbai via the Sea Link within minutes. Rustomjee Oriana is less than 10 minutes drive from here. You can actually go home, have lunch and be back for your International conference call.

Construction & Design: Rustomjee designs and constructions are the best in business. Sanjay Puri is the architect for this project also. The designing is similar to their Elita Project in Upper Juhu. The apartment rooms and the bathrooms are spacious. The height of the apartments give a great feeling of openness.

Amenities: The internal and external amenities are expansive and lavish. Attention to details like a central air conditioning unit for energy saving, bathroom. Rustomjee builds landmark structures which when finished demand a better price for resale. From a renting point of view, corporates come asking for Rustomjee constructions and pay a premium to live in these complexes.

Rustomjee Oriana – Project Cons

Price: Rustomjee charges a premium because of their name and the construction behind it. To justify the pricing they offer better internal and external amenities and better construction.

View: Unfortunately for Rustomjee Oriana, Kalpataru Sparkle is right in front of it. It blocks certain views of some of the apartments. The distance is a few meters but if a buyer is paying a premium then they will want the best.

Rustomjee Oriana – Buy?

YES. It is a great building to raise a family. The project is nearing completion. The risk of work stalling is not even a question anymore. It is just a matter of how long will it take to finish the internal work. If you have the budget and a good taste then this is a MUST Buy!
